Staging Around a Working Building
Most of the calls we get for full tear-off come from distribution and manufacturing buildings along the I-77 corridor, where the loading dock never really stops moving. Tear-Off Day, Step by Step
A typical tear-off day on a sectioned commercial roof runs through the same core sequence:
- Morning safety and access walk confirming dock clearance and pedestrian paths below
- Membrane and insulation removal down to deck, contained within the day's planned section
- Deck inspection and photo documentation of every square foot exposed
- Repair or replacement of any compromised deck before insulation goes back down
- New insulation and cover board installed to current fastening spec
- Membrane installed and section dried in before crews leave for the day
We don't move to the next section until the current one is fully dried in. That's a deliberate limit on how much exposed roof we're willing to leave overnight, especially once the forecast turns unpredictable.
Installing the Replacement System
Fastening pattern and insulation thickness aren't one-size-fits-all — they're calculated against your building's height, exposure, and local wind uplift requirements. A single-story warehouse near the Akron-Canton Airport corridor and a taller multi-story building downtown carry different uplift ratings, and we adjust fastener spacing accordingly rather than running the same pattern on everything. Insulation R-value gets bumped where it makes sense for energy code compliance, particularly on older buildings that were never insulated to current standards.
Once the base layers are down, membrane installation — TPO, PVC, EPDM, or metal panel, depending on what the scope calls for — goes on with attention to seam welds and flashing details around every penetration, since that's where the majority of future leaks start if it's done wrong the first time.
