It's a restoration system, not a patch, and we treat it that way.
Why Silicone Handles Ponding Water Better Than Acrylic
A lot of Stark County's older low-slope roofs have settled over decades and hold water in spots that were never designed to pond. Silicone coating is the one restoration coating that genuinely tolerates sustained ponding without breaking down, which acrylic simply can't do. If your roof has standing water forty-eight hours or more after a rain, silicone is usually the only coating option worth discussing.
That resistance comes from the chemistry itself, silicone doesn't hydrolyze or degrade under prolonged water contact the way acrylic and some other coatings do. For a plant roof with drainage issues that aren't getting fixed this budget cycle, that durability difference matters.
Restoration Versus Replacement: The Capital Budget Conversation

Beyond ponding resistance, silicone's high reflectivity reduces roof surface temperature, which eases the thermal cycling stress on an already-aging membrane underneath. For a manufacturing facility running rooftop units continuously, lower roof surface temperature also means slightly less strain on that equipment over the coating's service life. Over a Stark County summer, that difference in surface temperature is noticeable just standing on the roof during an inspection.
We measure existing membrane thickness and condition before recommending coating thickness, since under-applying silicone on a roof that needs the full manufacturer-specified mil thickness just shortens how long the restoration actually holds. On a properly prepared, sound existing membrane, silicone restoration commonly adds a decade or more of service life. It depends heavily on the condition of what's underneath, which is why the inspection matters as much as the coating itself.
Will silicone coating actually stop our ponding water problem?
It stops the water from degrading the membrane where acrylic would fail, but it doesn't fix the underlying drainage issue causing the ponding. If drainage correction is feasible within budget, we'll recommend addressing that alongside the coating.
Can you coat over our existing repairs and patches, or do those need to come off first?
Sound patches typically get coated over after proper cleaning and priming. Failed or lifting patches need to be addressed before coating goes down, which we'll identify during the pre-coating inspection.
How do we know if our roof qualifies for coating or if it actually needs full replacement?
We check membrane condition, seam integrity, and insulation moisture across the roof. If the underlying system is sound with isolated issues, coating makes sense. If it's widespread failure, we'll tell you replacement is the honest answer.
Does the coating need to be reapplied on a schedule, or is it one and done?
Silicone coatings typically carry a long service life themselves, but we recommend periodic inspection as part of a maintenance program to catch any wear before it becomes a leak, the same as we would with any roof system. If your capital committee wants documentation before approving the project, we provide a written condition report with photos, moisture scan results, and a specific scope, the same package we'd want to see if we were the ones signing off on the budget.
